Do I have to pay a management fee if my property is vacant?
No. Our management fee is a percentage of the actual rent we collect. If we do not collect any rent, or if the property is vacant, you don't pay us anything. -
Can I be involved in the tenant selection process?
Oregon Bay Properties, LLC (OBPM) removes owners from the screening process to protect them from knowledge gaps on laws and protocol. Owners can put themselves at risk of being subjective by attempting to have a say in who lives in their house. OBPM sets its screening criteria as high as legally possible, and by doing this, we prevent a lot of potential evictions or defaults before they even happen. If a person or group passes our criteria, they should be allowed to rent from us. -
What do you screen for?
OBPM screen's for everything that we legally can. This consists of:- Federal, Oregon State, Multi-state, and County Background checks
- Verifiable Employment
- Confirmation that household is making 3-times monthly rent
- Credit Score and Credit Report checks
- Contact of Landlords over previous 5-years
- National Sex-Offender Registration and other databases

Do you require Renters' Insurance?
Yes, unless exempt by law, renters are required to have liability insurance of $100,000 and list OBP as a third party on the policy. -
What determines the rent for my property?
The current rental market ultimately decides what your property will rent for. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions; however, you have the final say on the rate to advertise the rental. If, after 14 days, there are no pending applications on the home, we will reduce the rent by 5%. -
Should my property be pet friendly?
Although you do NOT have to accept pets in your rental, over 70% of all tenants come with pets.
You are cutting a massive chunk of the renter supply out from moving into the property by not allowing pets, and could also cause your home to sit on the market longer and result in less rent.
Tenants with pets will still be responsible for damage caused by their pets.
We are happy to advertise your property as no pets, but we are increasingly seeing Single-Family Homes that go this house sitting significantly longer. We believe owners should be aware of this before making their decision.

Does OBPM collect a security deposit?
OBPM collects one and a half times one month's rent as the security deposit. We will adjust this number accordingly depending on what comes back on the credit report. -
What if the tenant does not pay rent?
We handle the entire rent collection process. Although it is rare, we handle the entire legal eviction process on your behalf, should a tenant not pay rent. -
When do I get paid?
Owners get paid anytime by the 10th business day of the month. Rent payment needs to clear the bank, and once it does, we submit the payment to you. Generally speaking, you receive rent on the 15th, but when a tenant remits their rent, bank holidays and weekends may affect this. -
Do I have to accept 'Section 8' or subsidized housing in my rental?
Yes. Oregon state law includes 'source of income' as a protected status. This means landlords may not discriminate based on where tenants receive their income (including government-subsidized programs). -
How updated does my property need to be to rent it?
The quality of a property is equal to the quality of the tenant it will attract. Therefore you want your property to be functioning and CLEAN! We can take care of getting your property rent-ready to ensure it meets the state habitability requirement and attracts quality applicants. For More Info -
Should I repaint the interior between residents?
We can not say yes enough times! You want your property to attract quality residents. The best residents can rent anywhere they want, so the key is to make your unit as attractive as possible so that they rent and stay. A small investment like fresh paint can pay dividends in the future in on-time payments and a long-term resident. It may not be necessary if a fresh paint job has recently been done. -
What type of reports do I get and how often?
